1. What are the benefits of the Four Seasons Jackson Hole rental program?

Four Seasons Jackson Hole offers the finest luxury mountain experience; Guests enjoy the most luxurious and comfortable condominium-style accommodations available. Master Suite and Private Residence Guests have access to all the unparalleled services of the resort including 24 hour front desk & security, professional concierge, in room dining, daily Four Seasons housekeeping service and in room amenities, valet parking, Base Camp and Ski Concierge, use of the spa, pool and fitness center, and signing privileges in all Hotel outlets. Master Suite and Private Residence Guests enjoy seamless hotel experience, access to all the services of the resort and the comforts of a luxurious and spacious condominium, or home away from home. As the resort is a member of Four Seasons collection of properties, Jackson Hole Owners will benefit from the strong brand awareness and loyal customer base of Four Seasons. The resort has developed a highly competitive Rental Program and is committed to its ongoing success. An experienced and dedicated Rental Management Manager has been hired to oversee the program. The Rental Management Manager is located on-site and is available to assist you.

2. How will Four Seasons market the Residences?

The resort will market the Master Suites and Private Residences in the property management program in a manner similar to that of the efforts to sell the resort hotel inventory. This effort includes direct sales efforts by the leisure and group sales team and reservation agents, inclusion in Four Seasons Jackson Hole collateral materials, inclusion on the resort website with a presence and representation of each room type category.

3. Why is Four Seasons unable to provide Owners with rental projections or historical rental data?

Providing rental projections or historical rental data of any sort in regards to the purchase of a property in a condominium hotel is highly restricted by SEC regulations. The SEC may consider a condominium purchase to be a security if the unit is sold to the buyer based on economic benefits to be derived from participating in a rental program. If an investment is considered to be a security it is regulated like a stock and therefore be subject to SEC regulations. Some of the regulations that must be complied to include refraining from discussion of economic or tax benefits to be derived from a rental program, refraining from providing economic projections, not providing comparables or values and not entering a rental agreement before the property has been purchased. It is imperative that any decision to purchase a Master Suite or Private Residence is completely separate from a Rental Management Program.

4. How can an Owner maximize the rentals in a Master Suite or Private Residence?

Make the Master Suite or Private Residence available as many nights as possible, especially during peak season (July, August, Christmas/New Years, February and March).

5. What annual fees might an Owner expect that are not included in the HOA fees or Rental Agreement?

Deep cleaning of the Master Suite or Private Residence (required 2 times per year if in the rental program). Deep cleaning includes carpet cleaning, interior window cleaning, deck cleaning and our Preventative maintenance inspection. Any repairs and maintenance required will be billed at the prevailing hourly rate for Engineering (currently $67 per hour). Costs for Private Residences may vary based on the individual furnishings and layout.

Annual linen replacement fee (Four Seasons’ linens will be furnished to Owner for the duration of your participation in the rental program). Current cost is $437.75 per bedroom per year. Please note that all prices are subject to change at any time.

Annual housewares replacement fee to replace damaged or broken dishes, glassware, kitchen items, etc.

Standard Four Seasons telephone service is $50 per month and is not covered by the HOA dues.

Monthly utilities (gas, water, electric) for residences that are individually metered.

6. How many Master Suites and Private Residences are in the Hotel?

There are 57 privately owned Residences including 12 Residence Club (fractional ownership), 17 Private Residences (sold unfurnished) and 28 Two and Three Bedroom Master Suites (sold furnished). There are 124 Guest Rooms and Suites in the Hotel.

7. If I buy an unfurnished Private Residence, what needs to be done to be able to participate in the rental program?

Owner will be provided with Four Seasons Hotels and Resorts minimum standards for furnishing the Residence. The standards apply to appliances, furniture, bedding, upholstery, lighting, electronics, window coverings, artwork, and equipment and supplies. Four Seasons would be happy to recommend several local designers if you need assistance to furnish the Residence. As well, the Rental Agreement outlines the required insurance coverage to participate in the Rental Program.

8. Do Owners pay any fees when in residence?

While in house Owner is responsible for all housekeeping charges. Owner may choose what level of service to have while in house. All incidental charges will also be Owner’s responsibility. Please refer to the A La Carte menu of services for specific pricing. Housekeeping services are based on $51.50 per hour with a 2 hour minimum. Owner must notify Owner Services prior to their arrival to set up Housekeeping services. If Owner wishes to have the residence stocked with bathroom amenities, dish soap, laundry detergent, etc., please notify Owner Services and the charges will be posted to your account. If Owner chooses to use their own Linens while in Residence, there will be an additional charge for laundering of the linens.

General Concierge Services

Coordination of private air and land transportation, off site restaurant reservations, florist services, tours, baby sitters, car rentals and flight changes.

Personal Folio

Establishment of a personal folio in which to charge incidental expenditures, including charge privileges at all restaurant and gift shops within the Resort facility.

In-residence Dining & Catering

Access to in-residence dining menu and delivery service, in addition to catering and stocking services for food and beverage items.

Services

Basic day-to-day upkeep and monthly inspections for maintenance, if desired.

Newspaper Delivery

New York Times fax and local Jackson Hole paper.

Residential Housekeeping Services

When the residence is occupied, full daily housekeeping is available, including laundry service for bed and bath linens and personal items, if desired.

Fitness Center

State-of-the-art spacious weight training gym, including cardiovascular equipment and organized group exercise studios.

Ski Concierge Services

Coordination of equipment storage and retrieval, lift tickets, ski instruction, and weather updates.
