The days are getting shorter and the nights are getting cooler, but we are not ready to say goodbye to summer just yet. And what a summer it has been! We have had a very busy past few months and wanted to share some of our new listings and summer highlights. On a personal note, we are happy to announce that Team partners Collin Vaughn and Laurie Huff are married! The couple celebrated with friends and family in Tuscany, Italy at the end of May.

In early August, Jackson Hole Sotheby’s International Realty welcomed the agents of Obsidian Real Estate, Jackson Hole to the brokerage. The merger of the two firms totals the number of real estate agents at Sotheby’s to about 125 at 12 offices in the area, giving Sotheby’s the largest sales force in Wyoming. JHSIR could not be happier with this transition; it brings more experience, increases market share and increases the brokerage’s presence around the valley.

Mid-Year Market Report

2017 in Jackson Hole is off to a wonderful start from a real estate perspective. Market highlights include an increase in average sales price by 5%, total dollar sales volume increasing by 13%, and unit sales volume jumping by 10%. These overall statistics indicate consistent, steady growth in our market. Certain sub-markets have thrived, particularly the single family market. We have seen unit volume stay relatively flat with a modest 2% increase compared to 2016, but both average sales price and median sales price have increased 22% and 7%, respectively. Total dollar sales volume is up 23% in this market segment. All of these trends indicate an improving single family market.

The vacant land sub-market has seen a dramatic increase in transactions, up 30%, while the total dollar sales volume and average sales price both fell, 6% and 30% respectively. This tells us that larger tracts of land have not traded as frequently as those smaller, single family plots in 2017.

On Monday, August 21st, 2017 a total solar eclipse occurred directly above Jackson, Wyoming. At approximately 11:35am the Moon passed in front of the Sun blocking out the majority of the Sun’s light.This eclipse was rare in that it passed over the United States, spanning a distance from the coast of Oregon to the opposite coast on South Carolina, with Jackson in the path of totality. This was truly an amazing experience that drew scientists, astronomy fans, families, photographers and people from across the country and world to Jackson Hole.
